Savvy investors are looking at buildings in Toronto’s condo market in west-end Toronto. The surrounding neighbourhoods such as Roncesvalles, High Park, Bloor West Village and The Junction are a huge draw attracting both end-users for long term, as well as those planning on renting out their units.
Foreign investors consider Toronto as having one of the best economic prospects along with a stable real estate market. They’re buying condos for their children going to school here as well as holding on to long term rentals. The 80’s trend of a fast turn-over purchase and sale is not as prevalent. Many of the condo suites are being bought and held over a long term to not only gain in appreciation but also as a safe haven for their investment.
Condos have continued to hold their value in the Toronto real estate market, especially in areas of the city that don’t have the density of buildings found in downtown. First-time buyers and those looking for a lifestyle change are considering a condo as an option for living in urban Toronto, with all it has to offer. As Toronto continues to grow, we’re seeing the Megacity trend that sees purchasing a house within the city becoming more and more unaffordable. For many of the new residents, having come from countries where apartment life was the norm, living in a condo makes sense. Young professional singles, couples and families are choosing a vertical lifestyle with established neighbourhoods surrounding the building, over moving to the Burbs where your only mode of transportation is a car. With kiddies in hand, they want to stroll to the local café for a cappuccino and drop into a yoga class. Walking their dogs along a busy street lined with shops and markets is more exciting than barren sidewalks in subdivisions.
Deciding on buying new or resale is a big decision. When purchasing a pre-construction condo, aside from being seduced with the model suite and all of the upgrades offered, there are a few things to keep in mind. There will be hidden closing costs added over and above your purchase price including levies to the Builder and interim occupancy fees until the building is registered. Parking spaces can range from $30,000 to $60,000 to purchase with lockers selling around $5,000. The average new condo has shrunk in size to approximately 750 square feet and sometimes even smaller. The High Park hood is seeing a number of new buildings coming into the fold. They include Daniel’s High Park Condominiums, The High Park by NorthDrive and The Address at High Park. This cool hood is only steps from Toronto’s largest parks, “High Park” as well as being a short walk to Bloor West Village’s boutiques, cafes, restaurants and markets. Just west of the Village between Bloor West and The Kingsway are another group of new luxury buildings going up called One Old Mill and Lanterra’s Riverhouse Condominiums at Old Mill.
For the Buyer that is looking for more space and would like to be able to immediately see what they’re getting, resale is the way to go. The maintenance fees will be higher than new buildings and can go anywhere from 60 cents per square foot to a dollar, depending on the age of the building and the amenities. One thing, the older buildings will come with is size, and that is drawing many families and downsizing buyers.
The west-end Toronto neighbourhoods have the benefit of being on the Bloor-Danforth subway line as well as tree-lined streets perfect for biking. In the Junction, the Heintzman Place Condos has its own car sharing program onsite for residents, called Option for Cars. Being green and not even having a car in the city, is becoming much easier. Converting lofts from churches, industrial buildings as well as factories are also attracting a young hip group of creative buyers that are looking to stray away from the norm and typical type of condo.
Urbanites choosing a vertical type of living are doing so with the surrounding neighbourhood in mind. They still have a wish-list and must-haves, but they might include a nearby park to run their dog, a great local café, fresh produce market, public transportation, a gym or yoga studio and daycare not far away.
Whether planning on a condo purchase for personal use or as a rental investment, vertical living in Toronto has certainly become a lifestyle choice that as real estate prices rise, will be here to stay.

In Toronto, whether relocating from another country or province or making a transition from another neighbourhood, choosing a community and area to live-in, is one of the biggest decisions we make. The neighbourhood we decide to call our home can define our day to day lifestyle. We choose areas for a number of reasons ranging from familiar comfort, family and friends living close-by, available dog parks, amenities, specific schools for our children and of course affordability.
First-time Buyers will often be more flexible with their first purchase, which enables them to enter into the Toronto Real Estate Market. They will still have criteria and a wish-list, but will often compromise in exploring other neighbourhoods, if pricing and supply are not working out with their initial choice of area. Moving-up from another area, province or country can be more of a challenge. They usually have a preconceived opinion of what they are expecting from the neighbourhood they are considering.
Many of Toronto’s hardcore urbanites are looking for both a vibrant neighbourhood as well as a backyard to enjoy with their family and friends. Never before has design extended to yards, transforming and extending the living space over the seasons.
West-end Toronto Hoods are appealing to these urbanites, offering both green-spaces as well as funky shopping districts. These communities have held their value over the test of time and through gentrification and urban growth become the neighbourhoods that Buyers aspire to move into.
Bloor West Village in west-end Toronto is a family-centric hood where baby buggies rule the sidewalks on the main drag of the shopping district along Bloor Street. Young urban Moms and nannies stroll along the streets with their kids and cappuccinos after yoga picking up their odds and ends at markets along the way. Shopping varies from smaller family-owned to boutique types with trendy names. The main demographic is young professional families with kids. This hood has quiet streets lined with mature trees and solid detached and semi-detached brick houses. Yards vary in size, but are usually landscaped and well cared for. Many of those working downtown hop on the subway and leave their cars at home.
High Park is another west-end Toronto hood for those looking for a magical neighbourhood, which was named after Toronto’s largest public park. This pocket is also within steps of Bloor West Village’s shopping district, with cafes, flower and fruit markets, restaurants and boutiques. The High Park hood is a treed pocket with handsome large brick two and three storey houses, perfect for upsizing your space. Over time, many of the properties have seen renovations and restorations drawing big price tags when they sell. High scoring schools are another draw for parents moving into the area. High Park offers a cornucopia of sporting events for the family and kids ranging from soccer to baseball. Families, professionals, singles, artists, those in education and law are some of the local demographics living here. Biking along the treed streets and into the park is a typical sight you’ll find, along with dogs being walked. Two different pet stores are just down the street from the park, attesting to the popularity of local beloved pets.
Roncesvalles Village is another hot west-end Hood that is attracting those with a European and hip flavour. Roncesvalles Avenue buzzes with street life from the bakeries, fabulous eateries, delicatessens, boutiques, pizzerias, bars and cafes. You feel the strong community feeling and involvement from local street parties to festivals. A very organic type of artsy resident chooses this hood with its spacious brick two and three storey properties that line the treed streets running off the main shopping drag. The housing stock has continued to become more and more restored and redesigned with contemporary additions, adding to the traditional period details found inside. Street parking and laneways are the norm, and locals often jump on their bikes and public transportation for fast commuting. The Roncesvalles Hood has become hotter over time and has become a community that the locals choose to move within, rather than out.
The Junction in west-end Toronto is becoming ever so popular as surrounding hood prices increase. Young urbanites looking for a fresh and growing community are looking at this growing hot area. The main Junction shopping district along Dundas Street West is gaining popular notoriety as a design area of west Toronto. With organic grocers and eateries, pubs, cafes, Starbucks, restaurants, Yoga and Pilate’s studios, design, salvage and restoration stores, this area is drawing a lot of interest. Young urban cool hipsters are buying the Victorian semis, Townhouses and detached properties that populate the area. Pricing is still a bit lower than some of the surrounding areas, and both done and undone properties are being bought up and transformed into hip contemporary spaces.
Those moving to west-end Toronto from a condo, another neighbourhood or country are finding the green spaces, abundance of parks, vibrant shopping districts, excellent schools, lawns, public transportation, unique properties and treed winding streets a huge reason to want to call West-end Toronto Home!
